Base pricing covers our standard designs, but every project is unique!
We charge for all living square footage. Main floor garages, patios, and decks are not billed.
Custom bids will be provided based on your specific needs.
For homes with tricky site conditions (like slopes or unusual shapes), or if your project includes complex CC&Rs or design review requirements, an additional $0.50-$3 per square foot may apply.
Communities with additional starting fees:
Red Ledges: +$1.00/sf
Promontory: $2.00/sf
Skyridge: $3.00/sf
We love a good challenge!
Engineering if required. (structural, civil, landscape, or other specialized services) are additional and will be billed directly by the engineer.
Additional Services and Fees
​Updates to Final Plans: $250/hr
We’ll make sure everything’s perfect if something needs to change after the design is ready.
Remodels (20 hr. minimum): $250/hr or by bid.
Additions (20 hr. minimum): $250/hr or by bid.
Outbuildings (20 hr. minimum): $250/hr or by bid.
Construction Observation: $250/hr (including drive time). We’ll keep an eye on things to make sure everything’s on track. (Out-of-state visits may require travel costs, covered by the client.)
